Who is eligible for Specialist Disability Accommodation under the NDIS?
SDA is for NDIS participants with extreme functional impairment and/or very high support needs who require purpose-built housing to achieve safe, sustainable living. Eligibility depends on evidence showing that mainstream housing or home modifications aren’t sufficient, and that SDA will reduce risks, support goals, and deliver better long-term outcomes and value for money.
Typical indicators include significant physical impairment, complex behavioural needs, or reliance on assistive technology and on-site supports. The NDIA determines eligibility after reviewing clinical reports, assessments, goals, and a detailed submission regarding housing and living arrangements.
What’s the difference between SDA and Supported Independent Living?
SDA is the bricks-and-mortar home. SIL is the staffing and daily assistance you receive in any home.
SDA funding pays the provider for the dwelling; SIL funding pays support workers.
You can live in SDA with your chosen SIL provider, or in non-SDA housing with SIL.
Separating “house” from “support” protects choice and control, reduces conflicts, and allows changes without moving unnecessarily.
Can I tour a property or conduct a trial stay before making a decision?
Of course! Subject to availability, safety, and compatibility checks. We typically offer guided tours to view layouts, turning circles, kitchens, bathrooms, and assistive-tech readiness. Where appropriate, short trial visits or staged “day in the life” routines can be arranged to test equipment, morning/evening workflows, and housemate compatibility. Infection control, visitor policies, and risk assessments apply.
What documents or assessments do I need to apply for SDA housing?
Bring evidence that clearly links your functional needs to housing design requirements. This usually includes: an Occupational Therapist housing assessment, Functional Capacity Assessment, behaviour support (if relevant), clinician letters, equipment/AT prescriptions, and a Housing and Living supporting evidence form.
Your NDIS plan should show a housing goal; if SDA is already approved, include your design category and funding details. Identification, guardianship/nominee information, and any relevant legal orders help expedite the application process. Support coordinators can supply referral forms, risk summaries, and discharge planning where applicable.
What happens if my NDIS plan is under review or I’m awaiting SDA funding?
You can still begin! We’ll capture your preferences, shortlist suitable homes, and schedule tours where appropriate. We can help your team compile additional evidence that strengthens your SDA case and demonstrates value for money.
If you need an interim option, we can discuss Short-Term or Medium-Term Accommodation (STA/MTA) pathways, subject to eligibility and vacancy. Expressions of Interest keep your place in the queue without committing to a lease. Once NDIA finalises funding, we progress to offers, agreements, personalisation, and move-in planning.
Can I transfer between homes or change SDA categories later?
Yes, transfers occur (both internally and to other providers) based on vacancies, compatibility, and your goals. Changing SDA category (for example, from Improved Liveability to High Physical Support) requires updated evidence and an NDIA reassessment, usually via a Change of Circumstances.
We’ll help coordinate new assessments, verify equipment needs, and check design fit. Lease terms, notice periods, and any property-specific conditions still apply. When needs evolve (health changes, new assistive technology, behaviour supports), we review options to minimise disruption and maintain choice and control.
What’s the timeline to move into an SDA home?
Timeframes vary. If you have SDA funding and choose an available dwelling, typical steps—tour, offer, agreements, room personalisation, equipment install, and orientation—can be completed in roughly 4–12 weeks. New builds or complex assistive-tech setups may extend timelines.
Factors include: NDIA decisions, clinical equipment lead times, home modifications, housemate matching, and support rosters. We’ll provide a clear plan with dependencies and target dates, coordinate suppliers, and keep you updated. Interim solutions may bridge gaps while final arrangements are completed.
Who pays for SDA?
SDA funding is paid by the NDIA directly to the registered SDA provider for the dwelling, based on its design category, location, and occupancy. Participants usually pay a separate Reasonable Rent Contribution (RRC), generally a portion of income (like pension) plus Commonwealth Rent Assistance if eligible.
Daily support costs, such as Supported Independent Living (SIL), Individualised Living Options (ILO), or drop-in supports, are funded separately from SDA. Utilities, internet, and personal expenses depend on the tenancy agreement. This separation preserves your ability to change supports without moving homes.
How to obtain SDA funding?
Start by adding a specific housing goal to your NDIS plan and discussing housing and living options with your planner. Are pets allowed in NDIS housing and what’s your visitor policy?
